How to create the strongest possible offer as a Buyer:
1. Have a deep understanding of the market - our buyer consultation will level you up.
2. Have a PLAN for the home possibly not appraising for offer price. We call this the "Appraisal Gap Strategy"
3. Get your loan application FULLY UNDERWRITTEN. - Go beyond the standard "pre-approved". A fully underwritten pre-approval does 2 things: It takes risk off of the seller. and 2. Allows us to close the loan faster, sometimes in 15 days or less
4. Write a CASH OFFER.
We partner with a third-party service that can allow certain types of buyers to make an all-cash offer. Once the real estate is acquired, we perform a standard purchase mortgage on our own schedule.
